So, You Think You’re a Flipper?
There was a time not too long ago when folks could find a house—a really rough house—do a little cosmetic work, and walk away with a big profit. The formula was simple: install some white Home Depot cabinets, paint everything Agreeable Gray, hang chrome light fixtures, and list it on the MLS.
Some people didn’t even pick up a hammer. They hired everything out, called one of the 143 real estate agents in their phone, and watched the offers roll in. Back then, it wasn’t unusual to clear $50,000 or $60,000 on a flip.
Why the Agreeable Gray Flip Doesn’t Work Anymore
Even in those days, you could spot those flips right from the photos on the MLS. They all looked the same. And now, with new construction flooding the market—especially in rural areas of Middle Tennessee—the days of quick cosmetic flips are fading fast.
Multinational builders are offering brand-new houses. They may not always be the highest quality builds, but they’re priced in the same range as those lipstick-on-a-pig flips. Entire subdivisions are changing the landscape, and as a result, used homes are competing with brand-new ones. The price pressure is real, and the easy money isn’t there anymore.
Where the Opportunities Are Now
I’m not an economist or a statistician, so I won’t throw charts at you, but I can tell you from experience: there are still great opportunities for buyers, especially first-time homebuyers. My personal preference? Older, well-built neighborhoods with sidewalks and shade trees—or, even better, a house with five acres and space for a garden.
The housing market is constantly shifting, but here’s something I know for sure: from fall until the first of February, things tend to slow down. That’s actually good news for buyers. It’s a more favorable time to purchase a home because you can move intentionally, without the frenzy of peak season.
Why Fall and Winter Are the Best Seasons to Buy
You see the land for what it is. With the leaves gone, you get a clear view of the property and the neighbors.
You know how the yard handles weather. A rainy season shows you where the water goes, what drains, and what doesn’t.
Negotiating power is stronger. Sellers are often more motivated in the slower months.
So, if you’ve been thinking about buying a home, this might just be the perfect season. Maybe it’s time to buy yourself a Christmas present that will last for years to come.
