Auction Buyer’s Guide: How to Buy at Auction with Jennifer Davis

Thinking about attending your first auction? You’re not alone! Auctions are one of the most exciting (and efficient) ways to buy real estate and personal property in Tennessee. I’m Jennifer Davis, your local Realtor® and Auctioneer, and I want to share what you can expect the first time you join me at an auction.

Why Auctions Are Everywhere

You might not realize it, but auctions already play a big role in your daily life. From the New York Stock Exchange setting stock prices, to livestock barns influencing food costs, to eBay auctions for just about anything—you’ve probably already participated in or been impacted by one.

The difference with my auctions is that they’re live and in person. You’re not just clicking a button on a screen—you get to feel the energy of the crowd, hear the rhythm of the auctioneer’s chant, and maybe even get hooked on the thrill of winning your bid.

First Time at an Auction? No Pressure.

Here’s the good news: you don’t have to bid at your first auction. Come watch, get comfortable, and see how it all works. I make sure to explain the terms up front, answer questions, and help new bidders feel right at home.

And don’t worry about the old myth of “accidentally buying something” just by scratching your nose. Bidding is clear and simple—when you’re ready, just raise your hand or card, and I’ll make sure your bid is counted.

Step One: What to Do When You Arrive

When you arrive at an auction, here’s the simple process:

  1. Register for a bidder number.

  2. Check the auction terms (posted on signs, handouts, or online beforehand).

  3. Ask questions if anything is unclear—I’m always happy to explain.

  4. Preview the items or property. Everything is sold “as is, where is,” so take a good look before you bid.

  5. Plan for payment. You’ll need to pay before you leave, even if you’re not taking your purchase home that day. I accept cash, checks, Visa, and MasterCard.

For real estate auctions, homes and land are typically open for inspection by appointment two weeks before the auction, or one hour before bidding begins. Auction terms (earnest money and closing dates) are always included in the marketing materials and announced on the day of sale.

Step Two: How to Place a Bid

Bidding is easy and fun:

  • Hold up your card, raise your hand, or say “yes.”

  • A ringperson (someone who works with the auctioneer) may help take your bid and pass it along.

  • If you’re done, just shake your head or say “no.”

If there’s ever a misunderstanding, just let me know—we’ll fix it right away.

Step Three: After the Auction

When the auction is over:

  • For personal property: check out with the cashier, pay, and take your items with you.

  • For real estate: you’ll sign a purchase contract and provide your earnest money deposit before leaving.
