Byrums Chapel Road runs through the back country on the Robertson County side of Portland, a few minutes off I-65. The house at 8757 is a log and frame home from 1979 on two wooded acres. I have been through the front door of this one on both sides of the table.

The first time was spring 2023. It was listed in April at $340,000. Two days on the market. It closed May 26, 2023, at $334,000. I represented the buyer.

The second time was fall 2024. This time I listed it. It went on the market at $410,000, was under contract in about a week, and closed December 12, 2024, at $410,000. Full asking price. I represented the seller.

By the 2024 listing it was described as extensively remodeled. Three bedrooms and three full baths, about 1,738 square feet over two levels. A wood burning fireplace in the living room. A daylight basement with the laundry and its own outside entry. Deck, covered porch, balcony. Attached garage and a carport. A playhouse out in the yard. Public water and septic.

Same house, two closings, eighteen months apart. The second price was $76,000 higher than the first.

Portland is growing, and the roads on this side of the county still feel like country. Wooded acreage this close to the interstate and to Nashville doesn't stay on the market long.
