SOLD $1,000,000 0 Hwy 31w Cross Plains, Cross Plains, TN 37049

Take I-65 north out of Nashville to exit 112 at Cross Plains. Turn right, then right again onto Highway 31W. About half a mile down on the right sit 23.2 acres of gently rolling land with paved road frontage.

I grew up on a farm in Cross Plains. I know what land this close to the interstate means here.

The tract was zoned agricultural, unimproved, and inside Robertson County’s growth plan. It went on the market in May 2024 at $1.5 million. My buyer had it under contract by late July and closed on October 9, 2024, at $1 million. That’s half a million dollars under the asking price.

Raw land is harder to price than a house. There’s no kitchen to compare and no square footage. Value comes from acreage, road frontage, zoning, and what the county plans to allow next. Most land that sells around Cross Plains comes in one to five acre lots. Twenty three acres a mile from an interstate exit is a different conversation, and it helps to have someone at the table who knows the county.

Cross Plains is changing. The interstate keeps pulling Nashville closer, and the growth plan says where Robertson County expects the next houses to go. Buyers who understand both get the better deal.
