Land on Simmons Street in Spencer, Van Buren County

Spencer is the county seat of Van Buren County, up on the Cumberland Plateau. It is a small town. Fall Creek Falls State Park is down the road, and on a summer weekend there are more people in the park than in town.

Simmons Street runs through Spencer. This was land on Simmons Street, listed without a house number.

I represented the seller. We listed it on September 28, 2023, at $125,000. It was on the market 136 days, through the fall and winter. It closed on March 21, 2024, at $109,000.

That is $16,000 under the list price.

Land inside a small town is a different thing from land out in the county. There are neighbors close by, and usually a street already in place. For a buyer who wants to be near a town square and a post office, and still on the Plateau, that matters.

Van Buren County is one of the smallest counties in Tennessee by population. Land sales here take their time.
