Lot 25 on Capp Road in Hickman County, Southwest of Nashville
Hickman County starts about an hour southwest of Nashville. Centerville is the county seat, on the Duck River. Past the edge of the Nashville suburbs, the roads get narrower and the lots get bigger, and Capp Road is out there among them.
Lot 25 at 1902 Capp Rd came on the market on March 20, 2025, at $119,900. It was on the market six days.
I represented the buyer. We closed on April 16, 2025, at $110,000. That is $9,900 under the asking price.
Six days is not long. On land, that means a buyer has to be ready before the right lot shows up. The questions on a rural Tennessee lot are almost always the same ones. Is there a recorded survey. Is there legal road access. Will the soil perc for a septic system. Is power at the road. Are there restrictions recorded against the lot. If you have answers to most of that lined up before you start looking, you can move when something comes up.
Hickman County has a lot of this kind of property. Lots carved out of old farms and woods, on county roads, within reach of Dickson, Franklin, and Nashville. I grew up on a farm in Robertson County, north of Nashville, and I spend a good part of my time on land deals on every side of the city.
