Puryear is a small town in Henry County, up in West Tennessee a few miles south of the Kentucky line. Paris, the county seat, is the next town down the road. Rice Humphrey Road runs out through the country from there.

I represented the seller. We listed it on December 26, 2024, at $150,000. It went under contract in mid January, 20 days on the market, over the holidays. It closed on January 31, 2025, at $146,000.

That is $4,000 under the list price, on a house that needed work, in the slowest weeks of the year.

Older houses on acreage still sell in rural Tennessee when the price is honest about what the buyer is taking on. This one was.
