251.5 Acres on Blaylock Road in Bledsoe County, on the Cumberland Plateau

Blaylock Road runs across the top of the Cumberland Plateau, where Bledsoe County and Cumberland County meet. The land carries a Crossville mailing address. The county line puts it in Bledsoe.

This was 251.5 acres. That is a big piece of ground by any measure in Tennessee, and big tracts on the Plateau do not come up every week.

We listed it on August 27, 2023, at $806,784. It stayed on the market 227 days. It closed on June 7, 2024, at $657,500. That works out to roughly $2,600 an acre.

I represented both the buyer and the seller.

Large acreage takes time. The pool of buyers who can write a check for 250 acres is small, and the ones who can usually want to walk a good part of it first. Surveys, access, timber, and what the county will allow all take time to sort out. A listing that sits through fall and winter and closes in early summer is about what I would expect for a tract this size.

The Plateau is a different country from the Highland Rim where I grew up in Robertson County. Higher, cooler, and a lot more woods. But land is land, and the work of matching a big tract with the right buyer is the same anywhere in Tennessee.
