Lots 14 and 15 on Old Falls Trail in Grundy County, on the Cumberland Plateau

Grundy County sits on the south end of the Cumberland Plateau, around Monteagle and Tracy City and the bluffs above the Sequatchie Valley. It is the home of South Cumberland State Park and the Fiery Gizzard Trail. A lot of people who drive I-24 over Monteagle have never turned off to look around. Some do.

Old Falls Trail is in Grundy County. Lots 14 and 15 sold together as one listing.

I represented the seller. We listed them on November 28, 2023, at $365,000. They were on the market 120 days, through the winter. They closed on May 2, 2024, at $325,000.

That is $40,000 under the list price, about 11 percent.

Two lots sold as one listing give a buyer more room and more choices about where to build. They also put the price high enough that fewer buyers are in the running than for a single lot. It sold anyway.
