Lot 55 on Lady Bug Lane in Fentress County, on the Cumberland Plateau

Fentress County is up on the northern Cumberland Plateau, close to the Kentucky line. Jamestown is the county seat. The Big South Fork and Pickett State Park are both in the county, and Alvin York's home place is up the road in Pall Mall.

Lady Bug Lane is out in that country. Lot 55 came on the market on February 3, 2023, at $39,900.

It had nine days on the market.

I represented both the buyer and the seller. It closed on March 1, 2023, at $30,000.

A lot at this price is one of the most affordable ways to own a piece of the Plateau. People buy lots like this for a lot of different reasons, and I don't ask anyone to explain theirs. What they all need to know is the same. What the restrictions allow. Whether there is water and power at the road. What it will take to put in a septic system. I would rather a buyer find that out before closing than after.

Small sales are still sales. A $30,000 lot gets the same paperwork and the same attention as a farm.
