The $30 Painting in the Hallway: What to Do Before You Price Anything in Your Parents' House

The $30 Painting in the Hallway: What to Do Before You Price Anything in Your Parents' House

$30 estate sale painting sold for about $1.3 million at auction. Here is what heirs should do before they price a house full of belongings.

A picker bought it at the estate sale in July. On October 1 it sold at Freeman's in New York for about $1.3 million.

I read that story twice. Then I thought about every hallway I have walked down in every house I have been asked to sell.

The Price Is One Line. The Offer Has Eight

The Price Is One Line. The Offer Has Eight

Metro Nashville has 129 percent more sellers than buyers, the second widest gap in the country. The national average is about 48 percent. That does not mostly show up as a lower price, since Mt. Three of those asks cost you real money. The rest are cheap. Knowing which is which is worth more than holding out on pric

Why Your Neighbor Sold in a Weekend Last Year and You Are on Day 60

Why Your Neighbor Sold in a Weekend Last Year and You Are on Day 60

The short answer: Almost every house that sits was priced wrong in its first two weeks. Every buyer shopping your price range sees your listing in the first ten to fourteen days. After that you are waiting on new buyers to trickle in one at a time. In June 2026 there were 129 percent more sellers than buyers across metro Nashville, so a buyer with options skips anything that looks like a stretch. The fix is almost never a bigger house. It is a correct number, once, early.

Your Wilson County Tax Bill Comes in October. Here's What That 66% Actually Did to It

If you own property in Wilson County, you got an envelope in May with a number in it that probably made you sit down. Countywide, appraised values came up an average of 66 percent. That is five years of sales, 2021 through January 1 of this year, catching up with you all at once.

Most people read that number, said something unrepeatable, and put it in a drawer.

Why I Host Open Houses During the Week

Why I Host Open Houses During the Week

Weekend open houses draw a crowd, and I like meeting folks that way. But if you make time on a Tuesday morning to walk through a house, you're serious about buying one.
